Every time I go to load a project I am getting the same error message stating "Error opening project file... (Exception)."

In the live log I see there is a message between "Loading project" and "Error opening project" saying "**Exception stack trace start, largest memory block available: 128 TB." 

Where am I going wrong?

Update: I seem to only be having the issue with .xpp files and not .xpe files

I reinstalled from a newer Build and everything loads now
